What Does It Really Cost to Build a House in Alicante in 2026?

Every year we see the same pattern:budgets that seem reasonable at the beginning… and end up exceeding by 20%, 30% or more.

Not because construction is unpredictable, but because not all factors are considered from the start.

Price per m² in Alicante in 2026


Talking about price per square meter without context can be misleading. As a realistic reference:

  • Basic construction: €1,100 – €1,300/m²

  • Mid-range quality (most common): €1,300 – €1,600/m²

  • High-end / premium: €1,700 – €2,200/m²

This covers construction only. It does not include land, professional fees, permits or extras.


Real total cost of a house (practical example)


For a 180 m² single-family home in the Alicante area:

1. Plot

  • €60,000 – €250,000


    Highly dependent on location.

2. Design & technical team (architect + technical architect)

  • €12,000 – €25,000

3. Permits, taxes and fees

  • 8% – 12% of construction cost


    Approximately €15,000 – €30,000

4. Construction

  • €230,000 – €320,000

5. Typical extras

  • Swimming pool: €15,000 – €30,000

  • Landscaping: €10,000 – €25,000

  • Fencing, access, etc.: €10,000 – €20,000

Estimated total:

€340,000 – €650,000

Most clients start thinking about the lower end… and end up much closer to the upper range.


Where costs usually get out of control (and no one tells you)

A complete quote is not the same as an “optimistic” one.
